Wellness by NOOK — for hotels

The hotel economics, on your numbers.

Three revenue lines, one ground: the NOOK Sauna sold by the private hour, treatment rooms that arrive finished, and the changing room that keeps the circuit outdoors. Modelled on your numbers — not a stock promise.

The mechanism

Three lines, not one.

01
Session revenueBooked in private-hour windows through the system you already run, priced like a treatment.
02
Sauna-view ADRRooms that look onto the cabin rate differently, every night.

The evidence

What the market is charging.

None of these are NOOK installations, and no affiliation is implied — they are the market evidence: listed prices and access policies at named properties.

Gleneagles, Scotland
lists a 90-minute private outdoor sauna & cold-plunge session at £220 for one or two guests, excluding its 12.5% service charge.

Estelle Manor, Cotswolds
no public day passes to its thermal gardens; access is reserved for hotel guests and members.

The asset case

One private hour, sold seven nights a week.

The unit of revenue is the private hour: a couple books the sauna and plunge to themselves, housekeeping turns it round like a room, and the calendar does the rest. Your rate card sits where your property sits. The starting arithmetic below models session revenue alone — the first of the three lines.

Session line only — the ADR and OTA effects, housekeeping and your cold-water scope are not modelled. Quoted in USD; EUR and GBP quotes issued with the dossier.

For hotel, glamping and short-let segments we model payback at 18–36 months end to end — and the number that matters is yours: the design consultation brings the model in spreadsheet form, built on your ADR, your occupancy, your session pricing. Your inputs, our arithmetic.

A note on benchmarks: we do not treat any published sector uplift as a forecast for your property. Sector data tells you the category moved. The dossier model tells you what YOUR ground could do.

Before you brief the revenue team

What the hotel dossier proves.

Certified

CE marked; tempered safety glass EN 12150; heater electrical safety EN 60335-2-53. Compliance documentation ships component by component.

Warranty

Structural warranty: 1 year commercial, extendable to 3 — 3 years residential. Every component coded; each building ships with its own building file.

After-sales

Run directly by NOOK. Housekeeping turns the cabin round like a room; staff pre-heat by app before the guest walks over.

The hotel dossier

What the GM and revenue manager get on day one.

  • The system at a glance — four rooms, three compositions, one published price
  • The priced anchor with its floor plan, and the flexible rooms
  • The compositions drawn on a real ground — Ritual, Circuit, Garden
  • How delivery lands, the scope split, reversibility and warranty terms
  • Drawings, engineering pack and the ROI model on your numbers — with the design consultation

Questions

Asked before the dossier.

How should we treat the wellness statistics on this page?
As sector evidence, not a forecast. RLA Global × HotStats segment thousands of real hotel P&Ls by wellness footprint — they tell you the category moved, not what your property will earn. The dossier model is built on your ADR, occupancy, room mix and session pricing, and ships as a spreadsheet so your revenue team can stress-test every line.
Does it integrate with our PMS?
The sauna sells as one more bookable unit on the system you already run, and the heater is app-controlled (HUUM UKU, with a JSON API) so a booking can trigger the heat-up window. Reference flows are prepared during the dossier stage — integration itself is your PMS partner's scope.
Can we start with just the sauna?
Yes — most properties should. The sauna is a complete bookable amenity from $45,000 USD, and The Ritual, The Circuit and The Garden are the growth path: add rooms as bookings prove demand. Production runs 8–12 weeks by scope; each building cranes in in under two hours.
What certifications do the buildings carry?
CE marking; heater electrical safety to EN 60335-2-53; tempered safety glass to EN 12150. The dossier carries the compliance documentation component by component.
Can the buildings be removed later?
They are designed for it: six reversible screw piles per building, no poured concrete. The buildings can be craned out and the site reinstated — which is also the honest answer for leased sites, subject to landlord and local approval.
